How i-CUBE Restored Momentum to a Stalled Premium Residential Project
The execution for a premium residential project slowed down when the initially appointed vendor failed to meet timelines. At this stage, i-CUBE Parking Elevators entered the project with a focused and execution-driven approach to recover delays and stabilize progress.
About the Client
Shivalay Sharnam is a well-established real estate developer with its headquarters located in Gandhinagar. The company had already provided a broad range of residential projects in Gujarat and established a reputation for timely delivery, high construction quality, and reasonable urban planning.
To use land efficiently without increasing overall project cost in their latest development, Shivalay Sharnam commissioned i-CUBE Parking Elevators to install 232 Stack Parking Systems (specifically, Two Post Two Level Stack Parking System) units to serve a premium residential project in Ahmedabad.
Story Behind the Delay
Initially, the developer awarded the project to another parking elevator provider. At first, things were moving along as planned. But soon, what was expected to move in phases turned into a prolonged delay of nearly 1.5 years. Deliverables remained incomplete, coordination weakened, and on-site progress slowed. Despite multiple follow-ups, the vendor failed to align with construction schedules. This delay affected overall momentum and increased pressure from internal teams, buyers, and other stakeholders.
The Challenge
Shivalay Sharnam now faced a major challenge. The unexpected delays threatened possession timelines, raised holding costs, and weakened buyer confidence. The second challenge involved technical constraints, as part of the parking system was already installed, making any change or continuation sensitive. At this time, the developers reached out to us.
The Solution
- Relationship-First Engagement: Even without receiving the original order, i-CUBE maintained regular communication with the developer. Continuous technical discussions and site-level understanding helped build trust over time.
- Technical Customization: The i-CUBE team carried out a detailed site inspection of the installed parking units. Based on this assessment, custom Stack Parking Systems were designed to match the existing structure, finish, and overall appearance.
- Transparent Cost Management: At the time of changing steel prices, cost realities were jointly communicated early and transparently. Discussions on pricing were based on durability and long-term value and not short-term compromises.
- Accelerated Execution: After final approvals, the remaining parking systems were manufactured and installed within 4 months. This helped realign construction schedules and prevent further delays.
- Trusted Providers of Parking Elevators: What’s more, the building residents using previously installed parking elevators faced problems with parking and came forward to ask the builder to replace their parking units with i-CUBE products. This became our greatest achievement: Not only did we find a place in our users’ basement, we also found a space in their hearts.
Result Highlights
- 1.5 years of delay recovered with completion achieved in 4 months
- 232 parking units efficiently managed through vertical parking systems
- No visual or structural mismatch between old and new installations
- End users requested the replacement of earlier systems with iCUBE units
Conclusion
This project highlighted the importance of execution clarity, transparency, and technical flexibility. By stepping in at a critical phase, i-CUBE resolved a stalled parking scope while restoring project momentum and confidence. The outcome delivered long-term value for the developer and improved usability for residents, proving that disciplined delivery outweighs short-term cost decisions.
